If you are in control of a number of properties you want to be sure they are safe and secure. Whether you deal with probate, repossessions or simply have a temporarily vacant property here are some of the things you need to ensure are dealt with.

Making a property look occupied
Whether it’s a luxury property or a run down house there are some basic actions which can be taken to avoid a property looking empty. Nothing screams vacant property like an overgrown and untouched garden. This is an issue which can be easily avoided with a regular gardening service. Equally, simple actions such as putting up net curtains can make  a property looked lived in.

Property inspections
It is recommended that an untenanted property or a house in probate is inspected regularly. Not only may this be required from an insurance perspective, but identifying potential risks early can help prevent damage. Whether there are areas that affect the structural integrity of the property, or security issues such as broken windows, we can provide regular inspections and support for any problems you come across.

Lock changes
In the case of probate it is essential to secure the building for insurance purposes. However, lock changes are important for repossessed properties as well as properties in probate. Vacant properties can often be a target for criminals. Changing locks, installing burglar alarms or other security systems will all help avoid you putting your property at risk.

Drain downs
Property drain downs are a necessary part of caring for a vacant property. Whether pipes burst, or metal pipes are stolen it is unlikely any water damage to a property will be covered by insurance if a full system drain down has not been implemented. This is particularly necessary if a property is expected to remain vacant for a period of time before resale or rental.
