Our latest blog shares how to ensure your property appeals to prospective tenants without them even having to step inside. When you own or manage a large portfolio of properties the last thing you want is tenants dismissing a great property based on first impressions. Here are 4 property maintenance tips for improving kerb appeal.

  1. Spruce up a tired façade
    Whether it’s a good clean or a lick of paint this small change can make a big difference to how properties are perceived. Clear away loose dirt and cobwebs and give dingy paintwork or brickwork a good wash or a fresh coat of paint. To both ensure the rental appeal of your property and the protection of your assets, take this opportunity to clean gutters and check for any cracks or signs of structural damage which may need to be addressed before tenants move in (read more on this topic here).
  1. Make sure your windows are up to scratch
    Regular window cleaning is important to maintain the appearance of your property. However, you also need to make sure the windows themselves are of a good standard. Rotten window frames or single glazing are a sure-fire way to put tenants off a property. As a landlord or property manager it is essential to replace windows which are past their best (this can also greatly help increase the EPC of a property, great for occupancy rates and property resale value).
  1. A coat of paint can go a long way
    Painting and decorating is a cost-effective way to improve first impressions of a property. Allocate time for touching up any scuffs, scrapes or flaking paint on garage doors, front doors and frames. Do the same for any gates or fences in the front-garden to make your property stand out from the road.

    Regular garden maintenance will demonstrate that your property is well cared for. Tidy the garden by cutting any grass, removing weeds and pruning any overgrown trees or hedges. Make sure any leaves or litter which might have blown into the garden are cleared up, and when possible move household bins out of sight. If the property has a path or driveway make sure it’s clean, pressure washing can easily remove the build-up of dirt, algae and oil stains.
