With so much competition out there for tenants it’s more important than ever to make your property stand out from the rest. One certain way to achieve this is to employ the services of a professional cleaning company – we share our top tips in this month’s blog.

What is important in professional cleaning?

Sometimes referred to as a spring clean, a professional deep clean can be beneficial at any time of year and gives the opportunity to concentrate on cleaning those areas that may be overlooked during normal cleaning. It will also increase the chances of letting agents returning initial security deposits in full at the end of a tenancy period.

Deep cleaning of kitchens and bathrooms
These two areas will have the most significant impact on the desirability of a property, and the satisfaction of new occupants once they move in. Professional cleaning will help remove any build-up of dirt, limescale and grease that is both unpleasant for tenants, likely to be the source of a complaint and can cause damage to surfaces and appliances such as ovens or microwaves. Deeply ingrained calcium deposits on glass for example will require professional cleaning products to get the best possible results.  We will always advise if the silicone in bathrooms needs to be replaced and will happily quote for and oversee any works that may then be instructed.

 

Cleaning of flooring

Unfortunately, not all tenants care for a rented property as they should, so when it comes to a deep clean it’s important to identify any stains (particularly on carpets) which will require either spot cleans, or a full carpet clean. Our professional cleaning teams use the correct commercial products for the appropriate flooring type – especially important with carpets. We will also advise if in our opinion the flooring is unable to be saved giving you the option to replace the carpets rather than pay for cleaning. Our experienced crews know when to use hot water extraction method, steam cleaning etc. depending on the type of flooring present.

General cleaning
As well as removing cobwebs and dusting throughout, furnished properties will have all the furniture cleaned inside drawers, wardrobes etc.  Cleaning of internal windows is part of the deep clean and we can also clean exterior windows on request.  It is important to make sure particular attention is paid to cleaning window sills, skirting boards, door frames and tops of kitchen cupboards. For furnished properties the furniture is moved where possible, to allow thorough cleaning behind and underneath, sofa cushions and mattresses will also be lifted and vacuumed.

Make the most of end of tenancy situations
It goes without saying that new tenants don’t want to find traces of the previous occupants. When tenants vacate a property take advantage of the opportunity to carry out a professional end of tenancy deep clean. This can also highlight any other maintenance jobs which may have built up over the duration of the tenancy. A professional clean will also ensure you maximise rental prospects as your property will be more appealing to potential tenants.

Identifying other maintenance jobs that need attention

We would recommend you clear away any debris found in drains and gutters to minimise blockages that can cause damp to penetrate the building.

Check all sinks, basins and baths / showers are draining properly. Slowing down of water drainage is usually caused by the build-up of limescale or fat deposits. Getting rid of this helps prevent plumbing issues and the subsequent inconvenience caused for both the Landlord and future tenants.

The exterior of your properties is just as important as the interior, and should not be overlooked when it comes to a deep clean.

It is important to sweep exterior terraces and decked areas to present the property at its best.  If a build-up of moss, algae etc is making outside spaces hazardous then GMC can arrange for power washing terraces, decks and patios, especially important for viewings and for tenanted properties.

Additionally, take this opportunity to remedy any maintenance issues such as loose door handles or curtain poles.

Regular cleaning services

Specifically aimed at the Relocation Sector, GMC has a bespoke service offering domestic cleaning to a regular set pattern. This can be weekly, fortnightly or monthly depending on your needs. We have a suggested cleaning schedule which can be adapted depending on your specific requirements. Many of our relocation clients use the regular cleaning service as a perk to their expat clients to help with the process of relocating.

Housekeeping Services

We also offer a unique Housekeeping service to our relocation clients.  This is done at the time of the cleaning visit and includes stripping beds, laundering bed linen and towels remaking the beds and leaving fresh towels out for relocated clients. The linen is professionally laundered off site and returned to the property at the next cleaning appointment. This service can be utilised across the whole of the U.K.  We can also provide quality bed linen and towel sets if required and distribute to the necessary properties and our staff will monitor the condition of them.

 

Consumable Packs

Some of our relocation clients offer their assignees an additional perk by including a Consumable pack. The contents can be tailor made to suit specific requirements and often include items such as dishwasher tablets, toilet tissue and washing machine tablets.
